Annual Septic System Maintenance Package
Ruby Septic provides a low cost maintenance package, that we recommend be performed annually, to prolong the life of your septic system and catch small problems before they become big ones. Our annual maintenance package includes a solids measuring service, to let you know if it’s necessary to get your tank pumped and cleaned.
While it’s important to get your septic tank pumped out, there is a lot more to a septic system than just the tank, and if the only maintenance being performed on the system is at the time of pumping, there are a lot of things that can go wrong in the years between pump outs.
Our Basic Annual Maintenance Package Includes:
-
Our technician will perform a visual inspection of the septic tank to ensure that the water level is correct, the tank isn’t leaking, and that access lids and risers are in good and safe condition. They will also look for unusual odors, standing water, soft soils, or any other indicators of system problems or failure in the soil treatment area.
-
The effluent filter, located at the outlet of the septic tank, plays a vital role in preventing solids and debris from entering the drain field. Over time, these filters can become clogged with particles, leading to clogs and potential system failures.
The filter will be cleaned thoroughly to eliminate any buildup of grease, soap residue, and solids that can obstruct flow. This cleaning process not only helps maintain the health of your septic system but also extends the lifespan of your soil treatment area.
Regular cleaning of the effluent filter (every 6 - 12 months) is recommended to prevent blockages and costly repairs, helping to keep your septic system running smoothly.
-
The “Septic Checker” is an essential tool used in our septic services to accurately measure the thickness of sludge and scum in the tank.
With this measurement, we can determine whether a septic tank requires pumping, or estimate when the next time pumping may be necessary.
The contents of a septic tank are comprised of a “scum” layer of solids that float, a “sludge” layer of solids that sink, and a clear “effluent” zone in the middle of liquid waste. When the scum and sludge layers in the tank comprise 30% or more of the total volume of the tank, it’s time to get the system pumped.
-
The technician will thoroughly assess all system components. They will check that the pumps are operational and efficiently pumping wastewater. Siphons will be evaluated to ensure they are dosing correctly, providing the necessary flow of effluent. Aerators will be tested for adequate air circulation, which is vital for the breakdown of organic materials. Additionally, alarms will be inspected to confirm that they properly light up and sound, alerting homeowners of any potential issues.
-
Most septic systems feature inlet and outlet “tees” that play a crucial role in the functioning of the septic tank. These components can become prone to clogging if not properly maintained. During the maintenance service, our technician will physically clear these “tees” to ensure they remain unobstructed. This preventative measure helps avoid potential issues and ensures your septic system operates smoothly, reducing the risk of unexpected clogs that could lead to costly repairs or disruptions.
-
A well-maintained septic system reduces the worry of backups or failures. The peace of mind that comes from knowing your system is in good hands means you can fully enjoy the comforts of home.
Ruby Septic also offers the below additional maintenance services that can be added on to our basic maintenance package:
-
Many modern septic systems are pressure dosed with high head effluent pumps. These systems utilize smaller diameter lateral line pipes and orifices in the soil treatment area. It is recommended that these lines be flushed out every 2 - 3 years. The cost of this service depends on the size of the system, and takes anywhere from 2 - 4 hours.
-
Some septic systems utilize timers and pumps to deliver effluent to the soil treatment area. As pumps age they may deliver effluent more slowly, and without adjusting the timer, the system may be performing sub-optimally. Ruby Septic’s technicians can measure the gallons per minute that pumps are operating at, and adjust the timer to deliver the correct amount of effluent to the soil treatment area.
